If you do not agree to these terms, please do not use our website or services. These Terms and Conditions are governed by the laws of the State of Florida.

2. Company Information

Aurora Vacation Homes, LLC is a limited liability company organized and existing under the laws of the State of Florida, with its principal place of business in Orlando, Florida. We provide vacation home rental and property management services in the Central Florida area.

3. Use of the Website

You agree to use our website only for lawful purposes and in a manner that does not infringe the rights of others or restrict their use and enjoyment of the site. Prohibited conduct includes, but is not limited to: • Transmitting any unlawful, harmful, or objectionable material • Attempting to gain unauthorized access to any part of our website or systems • Engaging in any conduct that could damage, disable, or impair our website • Using automated tools to scrape, crawl, or harvest data from our website without written permission

4. Vacation Rental Services

Aurora Vacation Homes, LLC facilitates short-term vacation rentals in compliance with applicable Florida statutes, including the Florida Vacation Rental Act (Fla. Stat. § 509.013 et seq.) and applicable Orange County and Osceola County ordinances. All rental agreements are subject to separate rental contracts which govern the specific terms of each stay, including check-in/check-out procedures, occupancy limits, pet policies, and damage deposits. Guests are responsible for complying with all applicable local ordinances, homeowners association (HOA) rules, and community guidelines during their stay.

5. Property Management Services

Our property management services are provided pursuant to a separate Property Management Agreement executed between Aurora Vacation Homes, LLC and the property owner. Nothing on this website constitutes a binding management agreement. All management terms, fees, and obligations are governed exclusively by the signed Property Management Agreement.

6. Reservations, Payments & Cancellations

Reservation terms, payment schedules, cancellation policies, and refund procedures are outlined in the individual rental agreement provided at the time of booking. Aurora Vacation Homes, LLC reserves the right to cancel any reservation in the event of property unavailability, safety concerns, or violation of rental policies. In such cases, guests will receive a full refund of amounts paid. Florida law may provide additional consumer protections. Nothing in these Terms limits any rights you may have under applicable Florida consumer protection statutes.

7. Florida Transient Rental Tax

All short-term vacation rentals in Florida are subject to applicable state and local taxes, including Florida's 6% state sales tax, applicable county tourist development taxes, and any other required local surcharges. Aurora Vacation Homes, LLC collects and remits all required taxes in accordance with Florida Department of Revenue requirements and applicable county tax collector regulations.

8. Limitation of Liability

To the fullest extent permitted by Florida law, Aurora Vacation Homes, LLC shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising out of or related to your use of our website or services, even if we have been advised of the possibility of such damages. Our total liability to you for any claim arising out of or relating to these Terms shall not exceed the amount paid by you to us in the three (3) months preceding the claim.

9. Disclaimer of Warranties

Our website and services are provided on an "as is" and "as available" basis without warranties of any kind, either express or implied, including but not limited to implied warranties of merchantability, fitness for a particular purpose, or non-infringement. We do not warrant that our website will be uninterrupted, error-free, or free of viruses or other harmful components.

10. Intellectual Property

All content on this website, including but not limited to text, graphics, logos, images, and software, is the property of Aurora Vacation Homes, LLC or its content suppliers and is protected by applicable United States and Florida intellectual property laws. You may not reproduce, distribute, modify, or create derivative works from any content on this site without our prior written consent.

11. Indemnification

You agree to indemnify, defend, and hold harmless Aurora Vacation Homes, LLC and its members, managers, employees, agents, and representatives from and against any claims, liabilities, damages, losses, and expenses, including reasonable attorneys' fees, arising out of or in any way connected with your access to or use of our website or services, your violation of these Terms, or your violation of any rights of another party.

12. Governing Law & Dispute Resolution

These Terms and Conditions shall be governed by and construed in accordance with the laws of the State of Florida, without regard to its conflict of law provisions. Any dispute arising under or relating to these Terms shall be subject to the exclusive jurisdiction of the state and federal courts located in Orange County, Florida. The parties agree to attempt to resolve any dispute informally before initiating formal legal proceedings. Nothing herein prevents either party from seeking injunctive or other equitable relief in a court of competent jurisdiction.

13. Privacy

Your use of our website is also governed by our Privacy Policy, which is incorporated into these Terms by reference. Please review our Privacy Policy to understand our practices regarding the collection and use of your personal information.

14. Modifications to Terms
